Windmill Ranches is a restricted community.  CCR’s & By-Laws do apply.  These documents are available to download on our website.

Windmill Ranch is a working cattle ranch and New Mexico is a fence out state. Cattle have the right of way.

Mountain views, grasslands and scattered trees and year round access roads.

Directions to the ranch from Carrizozo, take highway 54, 22 miles North just past mile marker 145 and adjacent from Ancho. Turn Left into Windmill Ranches.  Properties cannot be subdivided. HOA dues are $200 per lot per year.

Windmill Ranch is a 19,000. acre ranch subdivided into 20-140 acre parcels. 3700 acres is called Common land, which is set-aside for landowners to use for horseback and hiking. Elevation at the ranch is approximately 5800 to 6000 feet, varied gentle terrain with mostly Juniper for tree cover. Some parcels have BLM or State land behind them and all lots do have access thru common land strips to get to the public lands.

Oryx, Mule Deer and Antelope are common at the ranch.

Approximate mileage from Ancho, which is adjacent from Windmill Ranches:

60 Miles to Ruidoso.

25 Miles to Corona

132 Miles to Albuquerque

153 Miles to Santa Fe

172 Miles to El Paso, Texas

Across the 19,000. acre Windmill Ranch there is heavy tree cover to grasslands.

Flat to dramatic hills.

Maintained roads and proven water. Wells typically have been 300-1250 feet and hard water.

This 19,000. acre ranch is close to the Lincoln National Forest and Cibola National Forest.

Wildlife such as Deer, Antelope, Elk, and Oryx are common on this ranch but lot owners can only hunt on their own property.

Some parcels border common land reserved for equestrian use for owners and access to public lands bordering parts of the ranch.

Some parcels backup to common then onto BLM.

All properties are privately owned.

Access is on private roads for lot owners and guests only.

Graveled private roads, 2 wheel drive, year round access.

Warranty deed, Title insurance, Plats available.

Property corners are staked.

There are about 35 miles of private roads at Windmill Ranches. All private roads are graveled and maintained by the HOA by way of annual dues lot owners must pay.

Single wide mobile homes; commercial businesses and swine are a few of the restrictions at the ranch.

Meet the Team

John Mruskovic: (President)) He is a general contractor in Bechtelsville, Pa. His knowledge and experience include road maintenance, road maintenance equipment, hourly rates of specific types of equipment, and calculating costs of maintaining or requiring sections of road have been quite useful.

Robert Petty: (Vice President) US Coast Guard for 4 years. He was a truck driver in the maintenance field for most of his life. He was a facilities manager for Nordstrom distribution centers for 20 years. He bought his property in 2004, built a shop in 2007. He retired in 2013 and moved on to the property in September of 2013 and built his house on the property. He is currently working on the house and assisting Ron maintaining the roads on windmill ranch.

John Holt: (Board of Director) Has been a full time resident on the ranch since 2016.  Worked as a professional nerd for 35 years.  Works with computers, networks, web, hardware, software…  Retired in January 2016.  Now is an WRHOA director and helps with the road maintenance.

Tim Taylor: (Board of Director) Tim purchased property at Windmill Ranches in December of 2016, and have been a part time resident since early 2017.  He served 6 years in the United States Air Force, and have employment experience in many areas including law enforcement, automotive mechanics, propane delivery and low voltage electronics. He retired from the Sinclair Refinery in Wyoming in 2015.  He is also an amateur radio operator with an Advanced class license.

John Exterkamp: (Board of Director) John has been a full-time resident on the ranch since 2009. He worked in water treatment and communications during his 21 years of service in the Air Force. John has also served as past Director, VP, and on the road committee. John’s objective will be to continue positive/productive communications with lot owners.

Janet Petty: (Secretary) Worked for Nordstrom at the Distribution Center as the Shipping and Receiving Manager for 20 years. Spent 5 years at the El Paso store as the Service Experience Manager while husband Bob built our house. Retired in 2017 and am now full time rancher and still finishing house.

Anne Exterkamp: (Treasurer) Anne and John have been full-time residents on the ranch since 2009. Anne served as your HOA Treasurer for 5 years starting in 2009. Her work experience was in banking for 30+ years holding various positions of Teller, New Accounts, Debt Collections and bankwide Trainer. Living the dream!!

Volunteer Opportunities 

The Windmill Ranches HOA is made up of volunteers. Each area of volunteer assistance is a vital part of the continuing operation of the WRHOA.  This enthusiastic, productive group of dedicated volunteers generously donates its time and talents to assure the continued success of our Homeowners Association.
